Commercial Mortise Locks for High-Use Door Applications

Commercial mortise locks are designed for doors prepared with a mortised pocket in the door edge, allowing the lock body to sit inside the door rather than mounting on the surface. This construction is commonly used in offices, schools, institutional buildings, retail spaces, and other commercial environments where the door hardware must support frequent use and a specific locking function.

The right mortise lock depends first on the function required at the opening. Classroom, storeroom, entry, passage, and other commercial functions control how the outside and inside trim operate and whether a key, latch, or deadlocking feature is used. Matching the function to the opening is especially important when replacing an existing lock, because two mortise locks can look similar while operating differently.

Replacement projects also require careful attention to the existing door preparation. Before ordering, compare the lock body dimensions, backset, handing when applicable, trim style, cylinder requirements, faceplate configuration, and other manufacturer specifications with the hardware already installed. A mortise lock body is only one part of the complete opening, so compatibility with the lever or knob trim, cylinder, strike, and door preparation should be confirmed whenever those components are being reused.
